The Arizona Report™ is a website for consumers seeking residential real estate information in central Arizona and around greater Phoenix. Established in 2016, the website was created to provide purposeful and specific information on how to buy, sell or invest in residential real estate in The Valley of the Sun.  It is written and maintained by David Meek, a full-time, licensed real estate broker in Phoenix. The Arizona Report™ site features recorded podcasts and video topics specific to the Southwestern U.S.  Online visitors can search from more than 24,000 current MLS real estate listings offered by 1,000s of metro Phoenix brokers. The MLS data is updated every 10 minutes, 24 hours a day, through an IDX feed supplied by the Arizona Regional Multiple Listing Service (ARMLS).

I am a full-time, licensed Arizona real estate broker and Realtor®. My 19-year career in real estate began in 1997 when I became a transaction coordinator for the top selling real estate broker in Indianapolis after graduating from Indiana University.  I joined the Realtor® board in 1998 and then hired on to a husband/wife team at Re/Max as a buyer specialist.  I have owned a mortgage company and have passed the national exam for home inspectors.  In 2014, I fulfilled my dream to move to the land of eternal sunshine, big blue skies and desert mountain vistas.  I live just north of Phoenix in Anthem, Arizona and can’t imagine a better place to wake up in every day.
My real estate license is held by Keller Williams Arizona Realty in Scottsdale. I am a member of the National Association of Realtors® (NAR), the Arizona Regional Multiple Listing Service (ARMLS) and the Scottsdale Area Association of Realtors® (SAAR). There is no cost to home buyers for my services when they purchase any of the 24,000+ MLS-listed homes or land parcels in the greater Phoenix market.  How is this possible?  The listing agent of the property publicly offers a co-op fee to the agent who procures the buyer out of the listing agent’s commission.  That is how I am paid 90% of the time.  There are no fees paid by my buyer clients for Realtor® representation, and no hidden “service” or “transaction” fees due at closing.

My fee is also paid by most home builders if a buyer is interested in purchasing a new construction home or a new “spec” home from a builder’s inventory.  I will need to accompany the buyer on the visits to the builder in order to offer my services.  Please contact me at least 48 hours in advance of your new home site visits and I will assemble information on builders in your price range.  Representation here is at no cost to the buyer just like in the above scenario.

If a buyer would like to purchase a non-MLS listed property (like a for sale by owner, or “FSBO”), we will negotiate a rate depending on the services that I provide in the transaction. Typically, this is in the range of 3% of the purchase price depending on the price of the home.  I represent only the interests of the buyer in this scenario.  I will prepare the contract, counter offers, addenda, inspection response and coordinate the lender, seller, earnest deposit, title team, home inspector, appraiser, and closing agent to make sure that escrow is opened smoothly and the transaction gets to the table and funded on time.  My fee is paid upon closing.

For sellers, my maximum fee is 6%.  This amount decreases for listings above $200,000.  I pay the agent who brings our buyer from this amount.
