Sun City Grand Age Restriction Limit at 45 is Lower Than Other Retirement Communities

Nine years ago, in March 2007, residents of Sun City Grand in voted in a referendum to lower the age restriction in the Del Webb retirement community from 55 to 45 years of age. The measure passed in an open-ended ballot format with 67% of homeowners in support. Up to 15% of the homes in the community can be owner-occupied now by those between the ages of 45 and 54.

The amended age limit restriction remains today and puts Sun City Grand in a unique category of metro Phoenix retirement communities that have lower age limits. Among these are Sun City Festival in Buckeye and Sun Lakes in unincorporated Maricopa County.

The Sun City Grand measure gives many younger buyers from Generation X (born 1965-1980) a reason to take a look at the community that they may have otherwise factored out.

A larger pool of home buyers for Sun City Grand also means higher home values for the current owners. The development’s older sibling, Sun City, has experienced lackluster price appreciation as the housing stock there ages and the 55+ buyers are lured to other nearby communities with larger homes and more neighborhood amenities.

Sun City Grand began development in 1995 and closed out in 2005. It was the third generation of Del Webb’s Sun City retirement communities brand in the northwest Valley of Phoenix. Sun City opened in January 1960 and Sun City West opened in October 1978. Pulte purchased Del Webb in 2001 and completed the Sun City Grand development.

Sun City Grand has 17,000 residents living in 9,550 homes across 8,000 acres. It is one of the largest retirement communities in the Valley. Four championship golf courses, five pools and two fitness centers are available to residents.

Single family prices range from $180K to $850K. Condos start at $100K and top out around $170K. Sun City Grand is a self-managed HOA and the community is un-gated.
